Metodologia da incorporação imobiliária: da intenção inicial de construção até a entrega do empreendimento

Abstract

The growing importance of the real estate market in the current economy, which is only possible due to the real estate development process, requires of the professionals involved in the area to have ample knowledge of all the steps involved in the process, mainly the civil engineering professionals,. In this work the procedures for the constitution of a real estate development are described, firstly talking about the initial idea of construction and the choice of the place, prospecting and acquisition of the ground, steps that allow the economic viability study of the enterprise. In addition, the steps after validating the viability of the building are also presented: the architectural and complementary projects are carried out, which, after due procedures with the City Hall and the Real Estate Registry Office, make it possible to get the Real Estate Register, which guarantees the security and legality of the enterprise and allows the units to be commercialized. Finally this work talks about stages of execution of the building and subsequent issuance of the Certificate of Inspection of Completion of Buildings by the City Hall briefly and then the long-awaited delivery of the keys. At the end of the work, the importance of the Real Estate Development process in promoting the real estate market and the regional and global economy is emphasized
